A new, approximately 50,302 sf ALDI grocery store / parking structure, including a 23,770 sf lower-level concrete parking garage and ground-level structural-steel framed ALDI retail store, plus approximately 686 sf of exterior canopy. Scope includes demolition, grading, site utilities & storm, paving, striping & signage, landscaping, concrete, structural garage/podium concrete, rebar, masonry, structural steel fabrication and erection, stainless steel, exterior wall panels, millwork, caulking, overhead doors, storefront & windows, drywall, acoustical ceilings, painting, ceramic tile, toilet accessories, elevators, plumbing, HVAC, fire sprinkler and electrical. Unique garage-related scope includes stairs/railings and sprayed insulation/fireproofing at the underside of the garage slab/beams.

NOTES:

  1. Insurance Requirements. (See Specs)

  2. Please include a copy of your state license with your bid (if required by law).

  3. Owner to provide Joists and Decking for this project. Contractor is responsible for applicable erection/installation and coordination. ALDI's specifications identify both steel joists and steel decking as Owner-furnished/Contractor-installed items. 

  4. This project includes a lower-level concrete parking garage beneath the ALDI retail store. Concrete, reinforcing, structural steel, waterproofing/fireproofing, MEP and related trades shall review the garage conditions carefully and include all work applicable to their trade.

  5. Refrigeration drawings are for reference and coordination only. ALDI's Refrigeration Contractor will furnish/install the refrigeration system. Plumbing, electrical, HVAC and other affected trades shall include all required rough-ins, power, penetrations and coordination shown or required for their respective scope. ALDI furnishes the primary refrigeration equipment for installation by its refrigeration contractor. 

  6. Roofing membrane work is bid directly to ALDI. GC trade scopes shall still include applicable roof blocking, curbs, structural steel/reinforcing, framing, roof deck installation, deck penetrations, roof drains and associated coordination.

  7. Sitework bidders: Blasting is not permitted. Rock excavation shall be performed by other acceptable means, and excavated rock associated with structural and utility work is to be removed from the site. 

  8. Please provide a detailed list of inclusions, exclusions, assumptions and alternates with your proposal. Trades with significant work in both the garage and retail structure should identify the parking garage/podium portion separately where practical.

  9. Subcontractor bids are due Tuesday, October 27, 2026 at 3:00 PM EST / 2:00 PM CDT.
